About us
Upholstery cleaning in Chandler, by somebody who lives in Chandler. Every price on the site, the fabric code read before anything starts, and an honest answer before we begin rather than after.

Tell us the pieces. The figure comes on that call.
Locally owned, and we mean it literally
This is a phrase every cleaning company in the Valley puts on a website, so it is worth saying what it actually means here.
The owner lives in Chandler. Not the East Valley in general, not somewhere within an hour of it. Here. The truck is parked in Chandler overnight and the drive to your house is measured in minutes rather than as a line item.
Three things follow from that, and they are practical rather than sentimental.
The drive is short, so the price can be flat
Companies covering four hundred square miles have to price travel in somewhere, whether they tell you that or not. A twenty-minute round trip does not need padding, which is part of why the prices on this site are the prices and there is no zone pricing hiding in them.
We are back tomorrow either way
A company driving in from across the Valley might never work your street again. We are in Chandler every day regardless, which means if something is not right we are ten minutes away rather than fitting you in on a route next month.
Reputation is unavoidable at this range
In a town where you shop at the same places as your customers, doing a poor job is not an abstract risk. It is the reason we would rather tell you a piece is not worth cleaning than take $150 for work that changes nothing.

What separates this from a cheap clean
There are two ways to clean upholstery and the difference is not the machine.
One approach runs everything through an identical routine. One product, one tool, one level of wetting, whatever happens to be under it. That gets away with itself on W-coded cloth, which covers most furniture in most houses, so most of the time nobody is any the wiser.
The other version starts by establishing what the fabric is and what the manufacturer says it will tolerate, then changes the approach accordingly. Slower, involves saying no occasionally, and it is the only version where an S-coded piece or an older fabric survives the experience.
The difference only shows up on the pieces that matter, which is exactly why it matters.
One town, one trade
Both deliberate.
One town means we know what to expect before arriving. A piece in the historic streets may be older than the tag it has lost. An Ocotillo home usually has a formal room nobody uses alongside a family room doing all the work. A 85286 sofa is probably pale performance fabric on its first professional clean.
Sticking to a single trade means what comes off the truck was bought for this work rather than carried over from carpet jobs. Upholstery is not carpet cleaning performed with a narrower tool, and approaching it that way is how cloth gets damaged.

What we will not do
Nobody gets quoted one figure and billed another once we arrive. The numbers sit on this website in full, which means comparing us against anybody else happens before you commit rather than afterward.
Nobody here will claim a piece is recoverable when it is not. Cloth worn through, a nap that has gone glossy where people sit, a split seam, a cushion that has lost its shape, all of those come through cleaning entirely unchanged, and pointing that out loses us the booking.
And we will not wet-clean an S-coded piece or clean an X-coded one because somebody asks. Telling you your furniture cannot be cleaned the way you hoped is worth more than a sofa you cannot fix.
None of that is a moral position. In a town where we live among our customers, it is simply the only version of this that works long term.
What you get
- The cleaning code read, or the fabric tested, before anything touches the piece
- A realistic answer on stains before we start, not after
- Pre-treatment matched to the fabric and the actual soil
- Cushions off and cleaned both sides where the construction allows
- All the moving and lifting, so nobody in the house does any
- Moisture controlled for the fabric, so nothing stays damp for days
- Leather conditioned, not just cleaned
- Sanitizing recommended where it earns its money and skipped where it does not
- A walkthrough together before anything is packed up

Questions
Who actually does the work?
The owner, who lives in Chandler. The person who answers the phone is the person who turns up.
What happens when I ring?
You tell us the pieces, we give you the figure on that call, and you pick a time. No estimate visit and no walkthrough before anything is priced.
What hours?
7am to 8pm, and same-day is often available because the drive is short.
Do I need to move furniture?
No, and please do not. We do all the moving and lifting and put everything back where it was.
Will the price change when you arrive?
No. What we quoted on the phone is what gets charged.
What if a piece is not worth cleaning?
We say so. Cleaning removes soil and leaves wear exactly as it was, and that conversation belongs before you pay.
Card accepted?
Yes, with a receipt by email or text.
