One piece takes all of it
In most homes through here there is a single piece doing the majority of the work, and it is a large sectional facing a television.
That is where the body oil goes, at the arms and the headrests. That is where food ends up, where the dog sleeps when it is allowed and often when it is not, and where whatever came in from the yard gets deposited. The rest of the room can be nearly untouched while that one piece carries a decade of family life.
Which is why we frequently clean one sectional and nothing else, and why the result is dramatic rather than subtle.
What the dog actually leaves behind
Three separate things that usually get lumped together, and they behave differently.
Hair is the visible one. Vacuuming lifts what sits on the surface and leaves a surprising amount worked down into the weave. Extraction pulls that, generally in quantities that startle people who thought the piece was already vacuumed.
Dander is what allergy sufferers actually react to, and it is far finer than hair. It is also the reason the sanitizing add-on comes up in this conversation.
Coat oil is what produces the smell on a warm afternoon, and it is also what makes the fabric hold dust more readily than it otherwise would.
All three respond well. Where it gets harder is urine that has soaked through into the cushion foam, because the source is inside the insert and treating the cover will not resolve it. We will tell you which you have.
Pools and the sunscreen problem
Nearly every house here has a pool, and the patio furniture usually gets less attention than the indoor.
The one that catches people is sunscreen. It transfers readily off skin, it is oily, and it holds dust. On pale outdoor cushions it is frequently the actual cause of the darkening people put down to general dirt, which is why washing them does not fix it.

The tag under the cushion decides the method
Nearly every upholstered piece carries a cleaning code, usually on a tag under a seat cushion or fixed to the frame. It is the manufacturer stating what the fabric will tolerate, and it governs everything that follows.
- W takes water-based cleaning

How we clean it
- Inspection. Locate the code, work out what the fabric is, look at what is bothering you, and give you a realistic answer up front rather than afterward.
- Pre-treatment. Matched to the fabric and to what is actually in it. Years of body oil and a single spill are different problems needing different products.
- Cleaning and extraction. Low-moisture where the fabric needs it, hot water extraction where it can take it, moisture controlled either way so nothing stays damp for days.
- Agreed add-ons only. Sanitizing, leather conditioning, protectant, pet treatment. Nothing added that you did not ask for.

Sanitizing, and when it is worth the money
Cleaning removes soil. Sanitizing addresses what is living in the fabric alongside it, which on a piece that has gone years without a professional clean is a genuinely separate question. Upholstery holds skin cells, the dust mites feeding on them, whatever the pets bring in, and bacteria in anything spilled and dried.
Where it earns its money:
- Furniture that has never had a professional clean, or not in five years or more
- Households with allergy or asthma sufferers
- Anything the pets sleep on
- A piece bought secondhand or inherited with a house
- Where somebody has been unwell on the furniture
- Homes with grandchildren visiting regularly
Where it does not: a piece cleaned on schedule in a household with no particular concern. We will tell you to skip it rather than add it to every invoice.
What the visit looks like
Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours and quicker with a ceiling fan on. Leather is dry more or less straight away.
Cushions come off and get done on both sides wherever the construction allows. We work around the furniture rather than shifting it, so nothing needs clearing out beforehand and nobody should be moving a sofa on our behalf.
How often
Every 12 to 24 months in most households, closer to 12 with pets, children or grandchildren visiting often.
The interval is shorter than people expect because of contact hours. Furniture gets touched more than any other surface in a home, and body oil transfers into the fabric at the arms and headrest every time somebody sits down.
It builds slowly enough that you stop registering it. You are not comparing the piece to last week, you are comparing it to the day it arrived, and that gap is almost always wider than anyone expects.

Every piece carries a code saying whether it takes water, solvent, either or neither, and the wrong choice causes shrinkage, browning, rings or dye movement, most of it permanent. We read it before anything touches the piece and test out of sight where there is no tag.
