Two rooms, two completely different jobs

Most Ocotillo homes have a formal living room and a family room, and the furniture in them has led entirely different lives.

The family room piece is doing all the work. Television, evenings, everyone in the house. The formal room furniture has been sat on perhaps twice a year, at Thanksgiving and when somebody's parents visit.

What that means practically is that the formal pieces clean quickly and cheaply, because there is far less in them. They are also the ones that have frequently never been cleaned at all, on the reasonable-sounding basis that nobody uses them. Dust does not care whether anybody sits down, and after fifteen years a formal sofa in a bright room is genuinely dirty in a way that is not obvious until it is cleaned.

The efficient move is doing both rooms in one visit. The formal furniture adds very little time and the travel is already paid for.

Lakeside light and what it does

These homes were built to make the most of the water and the views, which means a great deal of glass and a lot of natural light.

That is lovely to live in and hard on upholstery. UV does two things: it fades fabric, which cleaning cannot reverse, and it bakes soil into the fiber, making it harder to release the longer it sits there.

The practical consequence is that a sun-facing piece responds less dramatically than an identical one in shade, even when both are equally dirty. We will tell you that beforehand rather than let you expect something we cannot deliver. It is also an argument for a shorter interval on anything sitting in a window.

Bigger pieces, and how the pricing works

Furniture out here runs larger than the Chandler average, and the pricing is worth understanding because it works in your favor.

A sectional is $350 no matter how many pieces it breaks into. Some of the ones in these homes are very large and the price does not climb with the section count. It is one piece of furniture and it gets charged as one.

The same applies to a big wraparound in a media room. We work around it rather than moving it, which on a piece that was assembled in the room and cannot easily come out is the only sensible approach anyway.

The tag under the cushion decides the method

Nearly every upholstered piece carries a cleaning code, usually on a tag under a seat cushion or fixed to the frame. It is the manufacturer stating what the fabric will tolerate, and it governs everything that follows.

• W takes water-based cleaning
• S is solvent only, and water will mark it
• SW takes either
• X takes neither and is vacuum only

Get it wrong and you get shrinkage, browning, rings or color movement, and very little of that can be undone. The tag gets read before anything touches the piece, and where there is none we test out of sight first. Full breakdown here.

How we clean it

1. Inspection. Locate the code, work out what the fabric is, look at what is bothering you, and give you a realistic answer up front rather than afterward.
2. Pre-treatment. Matched to the fabric and to what is actually in it. Years of body oil and a single spill are different problems needing different products.
3. Cleaning and extraction. Low-moisture where the fabric needs it, hot water extraction where it can take it, moisture controlled either way so nothing stays damp for days.
4. Agreed add-ons only. Sanitizing, leather conditioning, protectant, pet treatment. Nothing added that you did not ask for.
5. Walkthrough. We look at it with you before anything goes back on the truck.

Sanitizing, and when it is worth the money

Cleaning removes soil. Sanitizing addresses what is living in the fabric alongside it, which on a piece that has gone years without a professional clean is a genuinely separate question. Upholstery holds skin cells, the dust mites feeding on them, whatever the pets bring in, and bacteria in anything spilled and dried.

Where it earns its money:

• Furniture that has never had a professional clean, or not in five years or more
• Households with allergy or asthma sufferers
• Anything the pets sleep on
• A piece bought secondhand or inherited with a house
• Where somebody has been unwell on the furniture
• Homes with grandchildren visiting regularly

Where it does not: a piece cleaned on schedule in a household with no particular concern. We will tell you to skip it rather than add it to every invoice.

What the visit looks like

Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours and quicker with a ceiling fan on. Leather is dry more or less straight away.

Cushions come off and get done on both sides wherever the construction allows. We work around the furniture rather than shifting it, so nothing needs clearing out beforehand and nobody should be moving a sofa on our behalf.

How often

Every 12 to 24 months in most households, closer to 12 with pets, children or grandchildren visiting often.

The interval is shorter than people expect because of contact hours. Furniture gets touched more than any other surface in a home, and body oil transfers into the fabric at the arms and headrest every time somebody sits down.

It builds slowly enough that you stop registering it. You are not comparing the piece to last week, you are comparing it to the day it arrived, and that gap is almost always wider than anyone expects.
