The historic streets
Downtown and around the Square. The oldest housing in town and frequently the oldest furniture, including inherited pieces with fabrics that do not take water and tags that went missing decades ago.
The established middle
Cooper Commons and Valencia, and much of west Chandler. People stay a long time here, so the furniture has been in continuous service for years and frequently never professionally cleaned.
The family south end

What this climate does to furniture
Dust settles into the weave
Desert dust is fine enough to work down between the fibers rather than resting on top. A vacuum takes the surface layer and leaves the rest, which is why furniture can be vacuumed weekly and still be dirty in a way that only shows once it is extracted.
Sun bakes soil in
Big windows are part of why people build here, and UV both fades fabric permanently and bonds soil into the fiber so it releases less readily the longer it sits.
Low humidity is hard on leather
It pulls moisture out of a hide faster than a milder climate does, which is why conditioning matters more here than it would elsewhere. Particularly on furniture that arrived from out of state.
Patio sets take all of it
Sun, dust, sunscreen, pool splash-out and monsoon mildew. It is why outdoor work sits slightly above the indoor rate, and it is time rather than a premium.
How we clean it
- Inspection. Locate the code, work out what the fabric is, look at what is bothering you, and give you a realistic answer up front rather than afterward.
- Pre-treatment. Matched to the fabric and to what is actually in it. Years of body oil and a single spill are different problems needing different products.
- Cleaning and extraction. Low-moisture where the fabric needs it, hot water extraction where it can take it, moisture controlled either way so nothing stays damp for days.
- Agreed add-ons only. Sanitizing, leather conditioning, protectant, pet treatment. Nothing added that you did not ask for.
- Walkthrough. We look at it with you before anything goes back on the truck.
What the visit looks like
Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours and quicker with a ceiling fan on. Leather is dry more or less straight away.
Cushions come off and get done on both sides wherever the construction allows. We work around the furniture rather than shifting it, so nothing needs clearing out beforehand and nobody should be moving a sofa on our behalf.
How often
Every 12 to 24 months in most households, closer to 12 with pets, children or grandchildren visiting often.
The interval is shorter than people expect because of contact hours. Furniture gets touched more than any other surface in a home, and body oil transfers into the fabric at the arms and headrest every time somebody sits down.
It builds slowly enough that you stop registering it. You are not comparing the piece to last week, you are comparing it to the day it arrived, and that gap is almost always wider than anyone expects.
