What is different about this work
Nothing about the furniture, generally. The pieces are much the same as anywhere else in Chandler and frequently better looked after. What is different is everything around the job.
Nobody should be moving furniture
The most important one, and we will say it plainly. Do not pull the sofa out before we arrive. We move it, we put it back exactly where it was, and we do the lifting. It is part of the job and it is not an inconvenience.
The same applies to anything that needs unplugging. Powered recliners and lift chairs get disconnected, cleaned and reconnected properly, and we check they work before we leave.
The visit is short and quiet
Most pieces take 30 to 60 minutes, so a typical visit is an hour or two rather than half a day. We are not in and out of the front door repeatedly, and we are not going to leave you with a house full of equipment while we take a break.
Access and gates
We work in these communities often enough to be familiar with how the gates and guest procedures run. Tell us what the community needs when you book and we will handle it rather than turning up and causing a problem at the gate.

The furniture we see most here
Recliners and lift chairs
Almost universal, and by contact hours they are frequently the hardest-used piece in the house. One person, one chair, several hours a day, same position. That produces concentrated body oil at the headrest and arms rather than the spread-out soil a family sofa gets.
They also have a mechanism, which means care rather than speed. We keep moisture away from the motor and the works entirely.
Long-owned quality pieces
A great deal of the furniture in these communities is genuinely well made and has been looked after. That is exactly where cleaning is worth doing, because a good frame with proper construction outlasts anything the same money buys new.
It is also where the fabric is most likely to be something that needs care. Older pieces frequently have fabrics that do not take water, and sometimes no tag left at all. More on why that matters.
Furniture that came from a larger house
Common after downsizing. A piece that spent twenty years in a family home and now sits in a smaller one, still carrying everything from the first twenty years.

When sanitizing is worth it here
More often than average, and for reasons worth stating directly rather than implying.
- Furniture that has never had a professional clean, which describes a great deal of it
- Grandchildren visiting regularly, which changes what goes into a sofa considerably
- Anyone in the house with allergies or breathing difficulties
- A piece that came from a relative or was bought secondhand
- Where somebody has been unwell on the furniture
And where it is not worth it, we will say so. A piece cleaned every couple of years in a quiet household does not need it, and adding it to every invoice is not how we want to work in a community where everybody talks to each other.
Arranging it for somebody else
This comes up frequently and it is straightforward.
If you are organizing this for a parent, we can take the booking from you, do the work at their address, and send the receipt wherever it needs to go. We will confirm the price with you rather than with them, so there is no confusion at the door and nobody feels put on the spot.
If you would rather be there, tell us and we will schedule around when you can be.
What it costs
| Piece | Rate | After 15% off | Notes |
|---|---|---|---|
| Sectional | $350 | $297.50 | Each |
| Sofa | $150 | $127.50 | Each |
| Loveseat | $120 | $102.00 | Each |
| Large recliner or chair | $70 | $59.50 | Each |
| Lounge chair | $35 | $29.75 | Each |
| Ottoman | $45 | $38.25 | Each |
| Dining chair | $15 | $12.75 | Each |
| Throw pillow | $15 | $12.75 | Each |
The discount attaches to the furniture itself. Add-ons sit outside it, meaning conditioning for leather, protectant, sanitizing, deodorizer and pet urine treatment all bill at full rate. You should read that on a website rather than work it out from a receipt afterward.
There is a $150 minimum on any visit, calculated once the discount is applied. Anything that lives outdoors is priced a little above the indoor equivalent, for the simple reason that soil baked in by months of sun takes longer to break loose.
Piece not on the list? Ring us and we will quote it over the phone, free, before you commit to anything. Chaise, daybed, bench, headboard, bar stools, glider, rocker, lift chair, office chair, window seat. You get a real figure on that call and it is the figure you pay. No bait and switch, and no number that appears once somebody is in your living room.
How often
Every 12 to 24 months for most households here, and closer to 12 if grandchildren visit often or there is a pet in the house.
A recliner used daily by one person is worth doing at the shorter end regardless, simply because the contact is so concentrated. It is one of the few pieces where annual genuinely makes sense.
Questions
Do you work in Sun Lakes?
Regularly. Sun Lakes, and the other 55+ communities around south Chandler. We are used to the gate procedures and can coordinate access however the community prefers.
Do I need to move the furniture?
No, and please do not. We unplug, move and reposition everything ourselves and put it back exactly where it was. Nobody should be shifting a sofa on our behalf.
Can you work around a lift chair or recliner?
Yes. Powered recliners and lift chairs get unplugged, cleaned and reconnected properly. The mechanism is not something to get a wand near, so those get more care rather than less.
How long will you be in the house?
Most pieces take 30 to 60 minutes, so a typical Sun Lakes visit is an hour or two. We work quietly and we are not going to be in and out of the front door repeatedly.
Is the price different here?
No. Same figures as the rest of Chandler. Sofa $150, sectional $350, $150 minimum per visit.
Can a family member arrange it?
Yes, and it happens often. We can take the booking from one person, do the work at another address, and send the receipt wherever it needs to go.
